How Cau Giay in Ha Noi became the new Central Business District

Over the past five years, primary residential real estate prices in Ha Noi have increased 5% pa on average, up 10% year on year with Grade A.


However, in Cau Giay District average prices over this time have increased 15% pa. Synchronized transport infrastructure development, leading edge healthcare and educational facilities have all played a contributory role, but a key reason is that Cau Giay links the old Ha Noi central districts with emerging city districts.

Constantly Upgrading Transport Infrastructure

To avoid traffic congestion that often plagues central districts, infrastructure in Cau Giay has been under almost constant, often major upgrade. The Nhon - My Dinh - Cau Giay as the main road connecting the city centre is being synchronously invested with the overhead railway and the ring road 3 expansion which connects Cau Giay to other city districts. District residents will soon enjoy far faster connection with Noi Bai International Airport.


Metro Line 3 - Nhon – Ha Noi Railway Station - will be one of the busiest lines of the upcoming mass transit system. The first trains and carriages made by Alstom Valenciennes were imported in October. There will be 12 stations on Line 3 with three of them in Cau Giay District.


Education and Famous Landmarks Cau Giay District is widely known as a centre of education with nationally reputed schools & universities such as Hanoi National, Hanoi University of Education, Hanoi - Amsterdam High School, and Yen Hoa High School. The many landmarks in the district include Indochina Plaza Hanoi, Kaengnam Hanoi Landmark Tower, the Museum of Ethnology and the Vietnam National Convention Center.

Home to Expats and Professionals Cau Giay District has an extensive variety of accommodation offers, while district office supply representing almost 29.4% of the Ha Noi office market, is the most concentrated in the capital. The completed infrastructure including the bridge system, expansion road; together with facilities supporting office buildings and residential living has driven real estate demand and prices. However, apartment supply representing just 3% of Ha Noi primary market has seen new launches grabbing the attention of growing numbers of overseas investors.
